For Rent | Natural Hill Hua Hin

1. GENERAL
All bookings are made with HuaHin Natural Land & Home Company Limited acting as agents on behalf of the owners of the properties featured in the Natural Hill website. By submitting an enquiry form it shall be taken as confirmation of acceptance of the following conditions.

2. BOOKINGS
Provisional Confirmation of Availability and Rates
Upon receipt of a request for availability, the applicable Villa rates and the amount of deposit required will be confirmed. Bookings are on a ’first-come, first-served’ basis and each villa has a minimum number of nights as well as specific conditions (see each villa description for more details).

Rates
Villa rental rates quoted are in Thai Baht. Rates quoted allow for maximum occupancy of the villa as shown on the web site. Only those persons stipulated on the booking form may reside at the property as guests. Please notify us as soon as possible of any changes.

3. PAYMENT
Currency
All rental rates are to be paid in Thai Baht, however, in case of payment made locally, all charges are made in Thai Baht converted at the rate of exchange applied by Bank of Thailand on the day of the debit.

Initial Deposit
An initial deposit of the villa rental, which amount is variable and depends on each villa together with the completed Guest Booking Form must be received by HuaHin Natural Land & Home Company Limited before a confirmation can be issued. No confirmation will be issued between you and HuaHin Natural Land & Home Company Limited until funds have been received and accepted by HuaHin Natural Land & Home Company Limited. If funds are not received within 10 banking days the reservation shall be deemed to have been cancelled.

Balance Payment
Final payment of the remaining balance must be paid to HuaHin Natural Land & Home Company Limited upon arrival unless otherwise specified in the availability confirmation. Travelers cheques, credit card withdrawals or cash exchange transactions can easily be accomplished at any Currency Exchange Counter at Bangkok Airport when you arrive (they have the most favorable exchange rates). Failure to make the final payment on this basis will make reservation subject to automatic cancellation.
If the booking is made within 30 days of the arrival date, 100% of the cost of the Villa rental shall be due at the time of booking.

4. NOT INCLUDED / ADDITIONAL CHARGES
Most villas are equipped with telephone lines. All call charges will have to be settled before departure by guest.
Linen and towels are included in all Villas. If you require changes there will be extra charges. Laundry facilities at the management office will be charged on a per item basis.
The cost of electricity, cleaning, local taxes, and so on are not included in the rental rates, unless otherwise specified. All villas offered by HuaHin Natural Land & Home Company Limited are fully equipped with linen, crockery, utensils, Etc.
The guest agrees to pay before departure 5 baht per Klw for electricity; the electric meter will be read on the Check-in and Check-out times.
On your arrival the villa will have been cleaned and supplied with a fresh set of laundry, the guest agrees to pay before departure a final cleaning charge and a laundry charge, charged on a per item basis (cost depending on the type of villa).

5. SECURITY DEPOSIT
A security deposit (depending on the length of stay) may be payable to HuaHin Natural Land & Home Company Limited with the payment of the balance. This is to cover the cost of any damage or breakages during the rental period of the Villa or their contents. It may also be used to cover the cost of telephone calls and other services. This amount will be returned to you at the time of departure, less any such costs.
The guest agrees to keep the premises and all items in good order and good condition and to immediately pay for costs to repair and/or replace any portion of any damage by the guest, or his guests, all items shall be returned to the owner in a clean and good condition except for reasonable wear and tear and the premises shall be free of all personal property not belonging to the owner. It is agreed that all dirt, holes, tears, burns, and stains of any size or amount in the drapes, walls, fixtures, and/or any other part of the premises, do not constitute reasonable wear and tear.

6. CANCELLATION OF RESERVATION
After the deposit payment, if the Guest should Cancel before the commencement date, or move from the premises prior to the expiration of this time period, he shall be liable to lose the deposit.
The above cancellation charges also apply if HuaHin Natural Land & Home Company Limited cancels the booking due to non-payment of the balance.

7. CHANGE OF BOOKING
A 2,000 Baht administration fee may be charged by HuaHin Natural Land & Home Company Limited for any change of booking after a confirmation has been issued. Acceptance of any change is subject to approval by the villa’s owner.

8. ARRIVAL & DEPARTURE TIMES
Guests should assume the Check-in time is after 2:00pm, and checkout time is prior to 12 noon, unless otherwise agreed.
You should inform of your flight arrival/departure times in order to arrange the airport transfer if required.

9. ALTERATION & CANCELLATION BY HuaHin Natural Land & Home Company Limited
Though it is unlikely that HuaHin Natural Land & Home Company Limited or the villas owners will have to make any changes to confirmed arrangements, it does occasionally happen, and we will advise you at the earliest possible date.
If the property is damaged or rendered unusable or for any reason beyond our control or due to unexpected circumstances and we are unable to provide you with the Villa booked, HuaHin Natural Land & Home Company Limited shall reserve the right to cancel the reservation.
However, HuaHin Natural Land & Home Company Limited will endeavor to locate an alternative property for the period required. If this is not possible, or you do not wish to be transferred, HuaHin Natural Land & Home Company Limited will cancel the booking and refund you in full, less any processing fees charged by our bank.
HuaHin Natural Land & Home Company Limited shall not be liable for any further obligations or claims by the client.

10. REGISTERED GUESTS
The number of people staying at the property must not exceed the maximum capacity indicated by you in the booking form, unless specifically authorized. Should the owner or HuaHin Natural Land & Home Company Limited representative find that the number of people staying at the property exceeds that on the booking form, additional guests will be subject to a per person, per day surcharge and may be asked to vacate.

11. INSURANCE
It is advised that the entire party is covered by comprehensive travel insurance (including cancellation, flight delays, loss and damage to baggage and other property) and health insurance (including local treatment, evacuation and repatriation coverage). As deposits and rental payments are not be refundable after a reservation has been confirmed, you should consider an option of this travel insurance to cover the loss of money paid to HuaHin Natural Land & Home Company Limited in case of cancellation of your journey.

HuaHin Natural Land & Home Company Limited and the villas owners are not responsible and are held harmless by you and your party against any and all claims including any accidents related to the use of the Villa facilities and services.

HuaHin Natural Land & Home Company Limited and the villas owners shall not be responsible for any delay, additional expense or inconvenience caused directly or indirectly by events outside HuaHin Natural Land & Home Company Limited’s control such as civil disturbances, fires, floods, severe weather, acts of God, and acts of Government etc.

By acceptance of this contract it is assumed by HuaHin Natural Land & Home Company Limited and the villas owners that this requirement has and will be complied with in full.

12. LIABILITY RELEASE
HuaHin Natural Land & Home Company Limited acts only as agent for the villa owners.
Under no circumstances shall HuaHin Natural Land & Home Company Limited be responsible for any loss, expense, damage, claim or injury either directly or indirectly, consequential or otherwise whatsoever, however caused or incurred, whether arising in contract or otherwise in law or equity as a result of rendering of the services or accommodation as described or substituted, or by reason of military action, revolution or acts of God, or by any agents, employees, subcontractors, servants or third parties whatsoever supplying any of the services.

13. COMPLAINTS
All Villas have been selected as being to the same overall standard in terms of services, management and minimum required amenities and facilities and their maintenance as well as their quality and finish. The differences between each villa are in style, decor location and specific facilities and services.
Each property description provided by HuaHin Natural Land & Home Company Limited on the website and elsewhere is made in good faith and provides the accurate information without any alterations, as provided by the villas owners. We highly recommend you to read them carefully.
HuaHin Natural Land & Home Company Limited will use our best endeavors’ to arrange for any such problems to be solved quickly. Any complaints must be notified to HuaHin Natural Land & Home Company Limited within 24 hours of the occurrence giving rise to the complaint.

14. CONDUCT & BEHAVIOUR
The person paying the deposit amount for the villa rental is responsible for the correct and appropriate behavior of the guests staying at the Villa(s). Should any member of the party not behave in such a manner, the villas owner or complaint representative may at their absolute discretion ask the offending guest or guests to vacate the Villa forthwith.
In respect of the villas owners and primarily for security reasons, it is absolutely prohibited for the guests to bring a male or female prostitute within the compound of the villa.

15. VALUABLES
Some of the villas are either equipped with a safe in one of the rooms or a safe is available at the management office.

Any valuables left at the property are at one’s own risk. Nor the villas owners/ HuaHin Natural Land & Home Company Limited nor their staff is responsible for their loss or damage.

16. DUE CARE OF THE FACILITIES
As part of this agreement and as all villas are privately owned, Guests are required to take due care when residing at the villas and especially small children.
Handling of furniture, crockery and other artifact shall be done with the maximum care.
Guests are reminded not to enter the Villas wet as the floors can be slippery. Damage or injury arising shall not be the responsibility of HuaHin Natural Land & Home Company Limited or the villas owners in any way whatsoever.
